Builders and speculators were trying to cash in on the greater Charlotte, NC areas growth over the past couple of years and took big chances. Now, these homes are sitting on the market for one to two years with no chance of selling due to the market shift.
In one recent deal example, the seller had built a brand new 6500 sq.ft. home in a luxury community in south Charlotte. When he started the project, the appraisal on the home came in at $1.4 MM. Upon completion 10 months later it was $1.2MM. The problem is that the market value of that home and neighborhood had dropped even further. This home was inside out and is now looking to sell at about $700-$725k in a best case scenario.
