Mougins, France (PressExposure) August 19, 2009 -- As a key player of the top-end properties market on the Cote d'Azur, the group Burger Sotheby's International Realty have marketed to a vast international clientele the most beautiful properties in Saint-Jean-Cap-Ferrat, Saint-Tropez, Cannes, Mougins, or the Cap d'Antibes. The opening of a second agency in Cannes - the sixth for the group - sets a new direction, with the selling of apartments to a French clientele. Under the management of Sandrine Palmier and Laurent Graffeo, this new team of five has quickly found a niche in the property market despite the turbulent economic situation.
Properties: What did the Burger group hope to achieve by opening a sixth agency?
Sandrine Palmier: Since the beginning, Burger Sotheby's International Realty have concentrated mostly on the marketing of villas, with 95% of their buyers being mostly either Russian or British. We want to now target a French clientele wishing to buy apartments of the highest quality. We chose Rue Helene-Vagliano for its busy location, and this has enabled us since opening in September to acquire a clientele which had escaped us up to now.
What type of client is targeted, for what type of property?
We are targeting a Parisian clientele looking for a second residence, a pied-aterre for the holidays. Buyers could be interested in anything from a studio at 200 000 euros to an apartment with a wealth of character going for 1 million euros or a penthouse at 4 million euros.
Which particular areas are you focusing on?
We are of course concentrating on Cannes, that is to say from the Croix-des-Gardes to the Croisette, without forgetting Cannes Californie and the Cannet RÃ©sidentiel. There are a number of prestigious apartments in the CarrÃ© d'Or, surrounding Rue d'Antibes.
Can the client be undecided between a villa and an apartment?
Very rarely. Those wishing to purchase an apartment do not want to be bothered with the general up-keep of a property. Owning a garden or a park really doesn't interest them. Ideally, we would want to offer top-end properties such as a roof apartment with its own swimming pool. This is the most soughtafter type of property, with prices in the 2 to 4 million euros range.

It is true that the second half of 2008 has been slow in certain areas. But there has always been an enormous demand for properties of high quality on the Cote d'Azur, which can be difficult sometimes to satisfy. On the other hand, it is obvious that prices have stabilized. Hence the importance of a team with a sound knowledge of the market in all areas.
