Playa Del Carmen, Mexico (PressExposure) November 12, 2010 -- A certain development of excellent low priced Mexico real estate on the beachfront in the state of Campeche is not only promising in terms of future improvements stemming from growing tourism, but also from improvements that are currently in the works. The most recent of these is the modernization and expansion of the potable water network in Sabancuy, the fishing village about 10 minutes away.
The total investment will be about $700,000 USD (8 million pesos), and counts as one of the main efforts of the current mayor, Eduardo Moreno, during his first year in office.The village on the whole is seeing infrastructure modernization in items such as paving streets , construction of curbs and sidewalks, renovation and construction of parks and playgrounds, improvements for the docks, which are on the lagoon, on the other side of which are the lots mentioned above.
The works in process which point to a very successful future extend far beyond the scope of this village; down the road another town is investing in its downtown area and developing a more tourist-oriented boardwalk area. Near this same town, a marina, golf course and large upscale condo development is underway. Another golf course and condo development has been announced near the city of Campeche (the capital of the state.) All of this indicates that Campeche real estate is also on the rise.
A number of projects and services in the area have also been completed. In the city of Campeche, a complete restoration of the historic center has moved cables underground, paved, bricked and beautified roads and sidewalks, and restored facades of colonial buildings - landmarks and homes alike.
Unlike the condos in the new golf course developments, the lots by Sabancuy are very accessibly priced, some as low as $65,000. While Campeche continues to see the benefits of investment, these lots are positioned to see the highest increase in value, compared to the already high-priced upscale developments.
This is especially true if a home is built on the lot; the cost of building a home of about 1500 sq. ft. would be around $100,000 USD. Homes in similar locations on other parts of the peninsula, including the Riviera Maya and the oceanfront near Merida, sell for over $800,000 USD, if a good deal is found.
With the progress of investment, improvement and modernization in this area, it's only a matter of time until demand rises and with this the value of beachfront properties in the area.
