Sterling Heights, Michigan (PressExposure) January 08, 2010 -- Bill and Sue Nebe were downsized after decades of service to GM and EDS within the past three years. As real estate investors you would figure that they could avoid being victims of the mortgage-go-round circus of 2009.
The Farmington Hills, Michigan family found themselves four days away from losing their home and property at the Oakland County Sheriffâs sale, November 24, the day before Thanksgiving.
âMy wife and I had already been through the mill of so-called real estate âexperts,ââ confessed Bill. âWe met Ralph Roberts through a mutual friend. As Sue and I looked back on this experience, we wondered how and why we trusted him after a succession of let-downs.â
âRalph Roberts is the most accomplished real estate negotiator in America,â said National Real Estate Network, LLC. Founder Mark Maupin. âRalph takes out the âgreed factorâ when he structures deals between lenders and home owners. Everyone leaves relieved and happy from the table. He structures the house saving with equity for the owner. You donât see many people do this kind of win, win, win negotiation in the world of real estate investor. My hat is off to Ralph Roberts.â
Ralph Roberts assembled his team that Sunday morning before the holiday. His partner, Lois Maljak prepared the Nebes for what was going to take place. Roberts completed his assessment of the property and neighborhood. At the same time, Ralphâs personal assistant, Kim Taylor was tracking down the teamâs contacts at the Philip F. Greco Title Company.
The next step was locating an âAngel Investor.â Sue Nebe explains what she witnessed in her kitchen that Sunday, âRalph had to make two calls to find an investor. The first one was interested, but he was stuck somewhere in the wilderness hunting deer.â
Ralphâs second call was all he needed.
With the Angel investorâs commitment, the next day was crucial for the plan to work. To bring the mortgage payments down to the Nebeâs ability, the primary mortgage and two junior liens had to be negotiated. Meanwhile, the title company was on pace to complete its searches on time.
âI can not believe what Ralph Roberts did for us. He is a saint in our world,â blushed Sue. âHe purchased the home before it was sold out from under us. Sold it back to us with seller financing for less than what we could sell the home on the market for. And structured the payments so we can afford them.â
âIâve dealt with a bunch of sharks that had us days away from loosing the home. Ralph Roberts came in and put a deal together that truly worked for all. We were ready to sign anything to keep our home and he did NOT take advantage us â he did just the opposite.â
The key to Robertsâ success was negotiating three âShort Salesâ with three different banks and completing the title investigation, all in less than 72 hours.
My team and I are very happy and proud that we saved the Nebeâs home,â said Roberts. âI hope their story gets told. Not for the publicity, but to show the thousands of families in this same situation that if they take action, this could be their story.â
