Hosts Judson Voss and Allison McArthur interviewed real estate developer and professor Paul Habibi about the opportunities and pitfalls of investing in condominiums.
Mr. Habibi is the principal of Habibi Properties and also lecturer at the Anderson School of Business at UCLA. Paul specializes in developing condominium complexes and mixed use developments in Souther California.
The interviewed covered a range of topics. Mr. Habibi shared with the Get Real audience some of the major criteria to investigate when considering this type of property purchase for real estate investment purposes. Among other items he explained how to analyze the property for its value as an investment, sharing that it is a blend of cash flow and potential future appreciation that make up the properties value. For his own personal investing purposes he also turns a careful eye to the location of the property as the land is the most stable item of value in the equation.
Paul explained to listeners what to consider when looking at these products versus a single family home. Condominiums are unique in the fact they have a lot of shared assets in the development with other home owners. He mentioned it is important to look at the homeowners association and the professionalism with which it is run.
