According to Baltrun, the RE market is changing and lenders are not only increasingly willing to work with struggling homeowners, but also offering incentives in Florida short sales rather than have the property go on its books as another Palm Beach foreclosure.
"For example, if your house's mortgage is financed through Chase, and you have been through the loan mitigation process and been denied, you may be eligible for a huge financial incentive to do a short sale. Chase is offering many of its customers up to $30,000, depending on the size of the loan, which can be used by the homeowner for any purpose, whether to help with a move to another location, pay off bills or other general living expenses. The cash is given to the homeowner at closing, when the short sale is sold," explained Paul Baltrun.
Baltrun contends that programs such as these offer new opportunities to frustrated homeowners. However, not every Florida short sale incentive is for every homeowner and many are by invitation only. Still, he contends, do not rule them out completely.
"Even if it is an invitation-only program, I wouldn't let that stop you. If you have a loan and the loan modification is not working out, it would be proactive to call the lender and ask how you can get approved," he stated.
When a Florida homeowner is proactive and well-represented, lenders see that they are serious about avoiding a foreclosure and much more likely to work with their client.
